I am Quantity Surveyor. This 6 units can be built on a Land size of atleast 15m x 45m, (which is 50ft by 150ft). Such land in Lagos in a nice environment will not be less than a N100m. Cost of construction including Constigencies may amount to N210m to N250m..Total cost including Land will be about N350m. Now, renting each out @ N5m per annum is N30m. THAT IS NONSENSE! You know why? Even the lowest of the lowest of Mutual Funds ever or treasury bill returning as little as 16% per annum will give you N56m yearly, which is double what I could get building such houses. REAL ESTATE IS NOT JUST IT......
