As an investor and I'd do a 15% discount on the market rate. That way you're likely to get a better quality tenant and they're likely to stay for longer.

l refused to increase the rent on my awesome Tennant, The agent told me l had to, l refused, it wasn't due to rising costs it was purely the agents , the rent market is controlled by the agents and they should be monitired and sanctioned.

We sold our investment property and a young couple bought it as their first home. We now realise it’s not fair to have house as wealth generation. We just own our residential house now. We invest elsewhere. So sell.

you know im a landlord and I agree with you - simple fact is you have to cover your costs and charge market rate - the market is influenced directly by stupid government budget policies- its not the landlords (for the 50th time) the other thing worth realizing is the banks themselves are the largest landlord yet they get to keep putting interest rates up to keep their profit- whether your a home owner or landlord the banks have no dilemma in immediately passing interest increases on to keep their profits- so really tenants can look to the government and banks for the ever increasing rents - its definitely not landlords

Increase rent to market rate. If you don’t need the money, do some improvements/maintenance on the property. Paint, carpets, appliances etc.

Good tenants are worth keeping and that may mean charging a lower rent. Been there and this was my experience.
