sounds like you're giving advice to someone who's never invested or run rentals before. there's always risk with every action and real estate. yes, your Airbnb has to be more than just a rental. it has to be an investment in an area that's going to survive a short-term rentals and if it can't, you'd better have a second game plan which is I think what you're saying. however, I completely disagree that airbnbs are mostly bad. I would consider reusing my marketing strategies and investment areas if that were my view.
