In 2019 reporters at the Hankook Ilbo pulled the deeds on 318 buildings across Seoul's five jjokbang [joke-BAHNG] villages. Jjokbang means "sliver room": a normal room sliced into tiny slivers. It sits one rung below the semi-basement, the half-underground apartment that Parasite made famous, and unlike the semi-basement it is not a legal category at all. The rent worked out to 182,550 won (about $129) per pyeong per month (a pyeong is about 3.3 square meters). The Seoul apartment average was 39,400 won, about $28. Four and a half times the going rate, for the worst rooms in the country. The reason is the way the buildings are cut up. A room costs a landlord roughly the same to keep up whether it is big or small, so the smaller he cuts the rooms, the more rent each square meter brings in. In Donui-dong, 73 of the 85 buildings are wooden. There are 3,296 people in those rooms and the average stay is 11.7 years. In Donui-dong, average income is 721,000 won a month, about $509; 84% have a chronic illness, and 45% have a registered disability. The average rent, 246,851 won (about $174), was the highest of all five villages: roughly a third of a tenant's income. Why pay it? Because the alternative is a shelter bed or the street. A neighbor of 68 said that on a 200,000-won room, about $141, "air conditioning isn't even a dream." Yongsan district confirmed that in Dongja-dong not a single jjokbang is registered as a lodging business. The most expensive real estate in Seoul, measured by the meter, does not legally exist.
