I work in the stock market. Returns on investments can be between 7-10% or they can be 0% or -50% depending on what you invest in. You still have a tax burden on those returns. Pay your mortgage and don’t listen to anyone saying any different.

Comments are always quick to point out basic rules like investing over paying ahead on a mortgage, but it's not that simple. Comparing the S&P 500 using CAPM, you'd be expecting a high-end 10% return with current short-term yields around 4%. If we adjust for the added risk (1% beta), the risk-adjusted return = expected return - risk-free return/beta: 10% - 4%/1 % = 6%. You "could" make more investing, but the risk-adjusted return of the market is 6%, lower than your mortgage rate. There is a good argument from a risk-adjusted return perspective to pay it off as well.

Once you pay off the mortgage, you could also use the money you'd normally pay towards a mortgage (all of some) every month and put it in investing.

Are you maxing out your 401k (not just employer match but the full amount allowed)? Just curious as it’s good to have lots of diverse accounts (Roth and traditional for 401k if your job allows it) as well as brokerage so if you do retire early you can live off the brokerage and then once retirement age hits you can leverage the retirement accounts so your taxes are lower for income.

It’s not comparing stock gains v the interest, you need to compare your time value to money until retirement age, where you would compound for 30 years.
