just put a 12' x 24' cement slab and then build 2x4 exterior walls then aspanite floor trusses on top with plywood floor then 2x4 exterior wall again then roof trusses or whatever they call it with around 45° angle 8 feet tall first floor and 10 feet tall second floor in the middle where the roof is higher with storage tablets on each side of each room up there put 6x 20A plugs with 12 gauge wires and 3/4" pipe of clean water supply and a 3" water drain output and I will be fine. a 3 feet wide staircase with closet under the stairs.
