CA realtor for almost 20 years and have seen a lot of changes. You are spot on. Experienced agents completely analyze the comps and have been inside those homes in order to recommend a price. The majority of sellers listen to our expertise and we set the expectationthat they may have to be flexible even if we’ve done our best to price the home well. Just dropping the price constantly is not a strategy. There are so many ways to protect your clients and help them sell for the best price. Great post ✨

It’s marketing. We had to fire multiple realtors until we found our 6th realtor, sold it in less than a year. Unfortunately because it was on the market for so long, we lost out of money. It’s a large acreage property in rural MT, local realtors are a joke.

in this market, in nearly all regions of the country, it's absolutely the price right now. and a lot of that is driven by the interest rate. the market we're trying to buy in right now, the average home sells for 2% below list price but also has an average of two price reductions. and an average of 91 days on the market. so it's absolutely the price. and sellers have this delusion, that agents are letting them buy into, that we're still living in a 2022 Market where everyone came with cash and offered $100,000 over list.

I have a question 🙋♀️we have asked a realtor to occasionally send us new listings of vacation properties we might be interested in in her area. She sent us ONE. ☝️in a year. I have asked twice. Yet hundreds of properties we would have bought have come and gone. Same for another realtor who is a friend. I asked she send us any new listings of properties over 5 acres in a certain area and crickets. We kept an eye on the market ourselves and found what we wanted thankfully but am I/was I wrong to expect them to do the leg work?

As someone who preps homes to sell with staging, I have firsthand seen the difference between mediocre agents and stellar agents. The great ones know what it takes to present a house. The mediocre ones don’t work with their clients in prepping the house and the photos don’t tell a story. A good agent is worth their weight in gold.

This is the main reason i say agents don’t deserve the fees, it’s common place for them to do nothing except list it and wait for it to fly off the shelf with little to no work invested after initial listing. If a realtor does the work then i can get behind paying them!
