Another consideration is housing quality at these prices. At $1800-1900 for rent, I can get a pretty high quality/new build apartment. Whereas at $315k home purchase price, I might get a fixer upper with high maintenance cost.

$315k in the Raleigh market will not only limit you to a condo or townhouse, but an older townhouse that will be 2 bedrooms more likely than 3. In the nicer suburbs, newer 3-4 bedroom townhouses are going to run from $425-$600k depending on the quality of construction.

Raleigh renter here, our household makes 200% AMI. We aren’t buying soon. The math doesn’t make sense, because when you take into account commute, there really isn’t anything truly under $500K inside the beltline. So you’re looking at a 30+ minute commute for what? An extra hour of travel time, wear and tear, and you get to build a little more equity if absolutely everything goes right. If the HVAC goes, there’s $15K. If the roof needs replacing, another $10K. Before you know it, that equity math becomes way less attractive, especially if you value your time.

I live in Raleigh, and as a native who has been looking, the $315k will probably require a ton of fixes + in a not preferable area. To get something in a solid area and with 2+ bedrooms, easily $400k+. I don’t prefer to buy a home built before 2010

really hit the nail right on the head - i’m trying to buy as a first time homeowner with approx $70k down payment, and there is still not much available within my budget. anything under $350k is either falling apart or in the worst part of town. renting has truly been the cheaper option for me, which is CRAZY!!! paying $1400 now for an older 2bd2bth and trying to stack up as much as possible.

My fiancé and I fit pretty well into your figures. We currently rent a 3 bedroom, 2.5 bath townhouse outside the I-40 loop for $1,825 per month, and we pay all of the utilities. We have looked into buying (with a larger down payment/closing reserve) and couldn’t make it make sense for our budget and the type of house we want. We like like to remain in 3 bedroom, at least 2 bath. But everything less than $350,000 was in terrible condition. I actually spoke to the NYT about this exact problem. Great analysis!

I bought before interest rates went crazy, but after record lows. I would have more savings a lot if I rented. Prices are stagnant in my area, especially for my type of house. I'm kind of sour about the whole thing.

I make $95k and recently bought an older 2 bed 2 bath townhouse in a nice part of town for $290k and only put the $15k first time home buyer program down. My mortgage is $1950 per month with a $200 HOA which covers exterior maintenance (roof, deck, siding), a pool, and a tennis court. I knew I wouldn’t invest money properly and was afraid of getting stuck renting forever, so I just bit the bullet. My friends who live in apartments with roommates in the same area pay about $900 each and those that rent similar townhomes pay about $1500. If I chose to rent out my house, I def wouldn’t cover the mortgage and HOA.
