@michael.rusli: Investment mortgage = tax deductable debt This means I’m trying to maximise this tax dexuctable debt to deduct from my income and claim deductions Plus some of my established properties are still eligible for negative gearing benefits So paying down these mortgages may result in positive cashflow If I have an owner occupied mortgage vs an investment I would funnel my savings into an offset account that is linked to my home mortgage versus my investments Disclaimer: This video is for informational purposes only and should not be taken as financial advice. when can you switch from P&I to IO on an investment? is there a specific timeline or LVR lenders consider?
as IO would be nice to maximise offset to use for next investment or primary residence.. or is my thinking off?

ohhbec :
Is there still a a benefit of doing this if you purchase a property after that date where you don’t get grandfathering benefits?
