@nbcprecisionsprayingllc: I have no doubt we would have more younger farmers purchasing land if not for the down payment.#farmtok #farming #iowa #farmlife #farmer

CC Farmer :
I'm 43 and never inherited anything. Worked an 8-5 job (70k) and farmed for about 10 years. Bought 40 ac, then an 80, then a quarter, etc and as of now I've bought 720 ac. I have never bought nice equipment but I've also never had an equipment payment. Currently farm a little over 1300 ac. The key is don't spend money on things that depreciate.

They bought it for a bucket of chicken, $100, and a handshake! Yeah they can cut us younger guys a break! My grandma paid $400/ac for her farm, and I’m very confident in saying it’s easily $18-20,000/ac. Boomers have an insane amount of equity! They know they need us to continue on farming.

FSA has beginning farmer loan programs for buying farmland. Not sure how it works in other states but in North Dakota FSA will borrow you up to 600k I believe and then Bank of North Dakota will match that. I don't remember now which is which but one is a 30 year note and the other is 40. And they require no down payment.

I know two young farmers that half of the ground they farm came up for sale…. Of course the sellers want over top dollar for the land

Also, where our herbicides are not working as well, we could see a shift where our yields start to fall off and therefore reducing rent values

It’s possible someday, but you need to start building equity in some sort of asset today like a smaller chunk of ground or even a rental house in town to build your balance sheet.

I hate to be negative but you can spend your whole life trying to pay for it just for the next generation to sell it or if you want to sell it to enjoy retirement you lose 40% in taxes.

I don’t disagree but why not start another business because I do and I got 580 and nobody knows it because I don’t have the time to run it I would love to but it’s a 45 goal and mine is on 10 year notes so it all depends on what the person is risking todo

Owner finance is the solution. But the problem is finding a landowner that would want to do that.

Most guys that build their own farm have a good paying job. Trying to farm your way into it is almost impossible. Unless you can make payments directly to a retired farmer.
