The seller can tell you it's a bargain. You can fall in love with the location. But if the property is overpriced, you could be buying into a serious financial problem. Why? Because when you eventually need to sell, the market may not agree with the price you paid. You may have to sell for less than what you paid — and suddenly you're sitting with a capital loss, while still owing the bank money. 👉 Before buying, investigate comparable properties in the same area or sectional-title scheme. Don't rely solely on the seller's asking price or an emotional attachment to the property. TIP : SECTIONAL TITLE BUYERS — INVESTIGATE THE BODY CORPORATE! 🚨 This one is extremely important. I am currently dealing with a situation where a buyer purchased an overpriced sectional-title property without realising the extent of the financial problems within the scheme. After registration, she discovered that the body corporate had a substantial municipal debt, and the consequences have been devastating. She has been living in the property for months without an electricity connection. Imagine buying your dream home, registering it in your name — and then discovering that you cannot enjoy basic services as you expected. This is why due diligence must happen BEFORE you buy. Ask questions. Check the body corporate's financial position. Request and scrutinise the relevant financial statements, budgets, levy information and other scheme records available to the purchaser. Don't just ask, "Is there a problem?" Ask: "Show me the documents." TIP : DON'T RUSH INTO RENOVATIONS. 🔨 If you've just bought a property, especially a sectional-title unit, don't immediately start spending thousands on renovations. First make sure: ✅ Your ownership has properly registered. ✅ You understand the property's condition. ✅ You understand the body corporate's financial and maintenance position. ✅ You know which alterations require body corporate approval. ✅ You understand the scheme's rules. ✅ You have investigated outstanding service, levy and municipal issues relevant to the property. ✅ You have an emergency fund before spending your remaining cash on cosmetic improvements. Your first renovation should be your due diligence — not your kitchen. And remember: spending R200,000 renovating an already-overpriced property does not automatically make it worth R200,000 more. You said nothing but the truth, I was in the same predicament. My 1st and 2nd houses were sectional. The 1st body corporate affairs were so much in order and I believed that's just how things are supposed to run. My 2nd was a disaster, ticking time bomb waiting to detonate. My 3rd is a full title and I dont ever want to see myself going into sectional ever again
