whay I hate is people who put their houses up for sale and want market value but need over 100k worth of work doing to them because theyve neglected the property their entire stay in it and then dont want to budge the price

I might be too northern for this but I've never offered full price for a house. You offer 5-10% less than the asking price, then when the survey comes back you reduce it slightly again. Is that not what everyone does?

don’t trust ESTATE AGENTS. Offer to them but also write to the property c/o Owner, conforming your offer. You’ll be surprised.

Ukrainians are on temporary visa. Can you buy a property (other than buy to let)? 🤔

unfortunately this is the UK market. Back in 2020, we offered asking as a first time buyer, then were asked for last and final and went £10k over but still got out-bid. There will be people, potentially builders/investors offering more and that is who the sellers are choosing

in Scotland it's "offers over" or fixed price which is quite annoying

In Belfast you need to add in 20 to 50k more than the asking price. Nearly every decent house has multiple bidders pushing the price up.

The reason this happens is that house already has the same offer and hasn't been updated on the site. If there's an earlier identical offer the first gets priority unless the sell wants a bidding war to get more on it than listed price.
Sellers can also reject not nased on offer but buying position, they seller can decide they don't want anyone with a buying chain, not yet got a mortage principle approved, go for cash buyers etc.

If people actually paid cash for their properties, you wouldn’t get these over hyped inflated prices, people willingly offer “30k” over asking price just because their looking at it from a monthly repayment perspective, sad reality of fake economy

Guide price is only the....GUIDE price 😅 If there are multiple people fighting over the property you'll 99/100 need to offer more.

As a London agent; this sounds incredibly frustrating! People offer 10-20% off asking price, at the moment!!

Don’t get me started on that. We ended up having to bid £15,000 OVER asking to get our house. Sure there was loads of competition so I get it. But I’ve heard so many stories from people where they’ve offered asking and the seller is like “nah”… when the property has been on the market for over a year. Why not ask for the amount you’re thinking?? 😂
