Hi George The reason why it failed was because of years of heavy nearby road and bridge construction that cut off visitor access. Some people say this was done intentionally by someone in power who was also a competitor.

السبب الحقيقي لفشل هذا المشروع بعد افتتاحه بفترة . المشروع صار محاصر وسط مشاريع تطوير الطرق و صار الدخول لهذا المجمع صعب بسبب الزحام و الطرق المغلقه حول المول لمدة ٩ سنوات تقريبا مما تسبب في خسارة المحلات التجارية و انتقلوا إلى مجمعات اخرى
