Just saying 🙂 A developer doesn’t automatically earn income kapag nag-default ang buyer. Before the project even starts, malaking capital na ang nilalabas ng developer—from land acquisition, permits, design, construction, financing, marketing, and other development costs. Most of the developer’s income or collection comes later, especially during turnover and take-out/financing. Kaya karamihan ng developers, they really want buyers to continue their payments and complete the purchase. Kapag nag-default or na-foreclose ang unit, hindi ibig sabihin na automatic profit na iyon for the developer, or na kasalanan agad ng agent or developer. There are a lot of costs, risks, and capital already invested before that unit even reaches turnover. Real estate development is not instant income. Cash flow and successful turnover are very important. pero agree naman ako don na some agent hindi sinasabi lahat sad din talaga Just saying lang po✌️. 🙂

In the Philippines kasi, kahit sino pwede bumili kahit hindi qualified. Unlike in the US, need nila ng bank pre-approval before buying. Kaya ako naman sa clients ko, I do assessment sa current income nila today kung how much ang pwede nila iloan kahit after 5 yrs pa nila iloloan yung unit kaso kasi may mga clients na nagpupumilit na naeexcite.
