The difference in what buyers are paying across the East Valley is pretty interesting right now. Especially when you compare cities that are practically next door to each other. I pulled the latest numbers from the Cromford Report, looking specifically at detached single-family homes that sold between September 10 and October 10. A few things stood out to me. Queen Creek averaged $833K, compared to Gilbert at $721K. That doesn't mean every home in Queen Creek is more expensive. Queen Creek has a lot of newer construction, larger homes, bigger lots, and higher-end properties that can pull that average up. Tempe surprised me at $662K. It's a smaller market with fewer sales, so a handful of expensive homes can make a pretty big difference in the average. Chandler came in at $642K, with Mesa at $560K. But both cities have such a wide mix of neighborhoods and home types that those averages only tell part of the story. And then there's San Tan Valley at $477K versus Queen Creek at $833K. That's a $356K difference in average sold prices between two neighboring markets. Pretty significant, especially for buyers deciding how far southeast they're willing to go. One thing I want to point out: these are averages, not medians. Higher-priced homes are included, and they absolutely influence the numbers. This also isn't a measure of home appreciation or proof that one city is gaining value faster than another. The smaller bubbles show how many detached single-family homes sold during that same reporting period. More sales generally give us a broader sample, while smaller sales counts can make averages jump around more. I wouldn't use these numbers alone to decide where to buy or what your home is worth. But they do give you a pretty interesting look at what buyers are actually spending across the East Valley. These averages are interesting, but they don't tell you which neighborhoods are actually holding their value or which homes are struggling to sell. That's where I'd be paying closer attention, especially if you're thinking about buying or selling. Source: Cromford Report / ARMLS Reporting period: September 10–October 10, 2026 Property type: Detached single-family homes only. MLS-recorded closed sales.
