This assumes you spend commercial budget on the upgrades. hubby and I just upgraded the entire master bathroom and closet for around 12,000. But because he did most of the work with a neighbor who has a contract license it is actually about a $40,000 upgrade. I expect we'll get about 100% of that 12 Grand back

The only really good advice there was you can’t outspend your ZIP Code. Because some of the things you mentioned would be a requirement in some neighborhoods otherwise you’re not gonna attract buyers. I can tell you the neighborhood we live in the difference between a redone house that was built in the early 2000s versus one that hasn’t been redone is massive.

I disagree with the kitchen remodel as someone who has been in real east are for 38 years. As long as the gut doesn’t get too specific and increases functionality and flow a gut can add huge value.

I think your estimate on a pool cost belt is low I would say inground pools are minimum 80 but most of them are well over 100 K.

Hey I’m ok with a 24% ROI on something I will use daily and brings so much joy. An average pool is closer to $100k. I do live in Texas where it is so hot in summer that pools tend to be more popular and people look for houses with them.
