I like pocket doors in specific areas to save room! I do like LVP, but I feel like tile is more sturdy! But I’d say go with a groutless tile… grout gets so gross and dirty!!!! I do like my kitchen sink in the island so I can see out and be part of the action instead of being turned away. But also, a large island with nothing on it is very pretty too…. Maybe if the kitchen sink looked out a window that’d be good!

We are currently building our custom home as well. We are doing pocket doors in a few areas. No sink in island, I don’t want dirty dishes on the counter etc. LVP.

@Penny Segovia: I had both tile wood look floors and sink in the island so I can speak to those. Having a new build built and we are getting multiple pocket doors to save space but have personally never used them. For sink in the island, for me it’s a mess in the middle of the room, limited prep/cooking space and water everywhere. New build is facing back yard.

love my lvp floors!!! love my island sink! I can see the whole kitchen and living room/tv so when im doing dishes etc I dont like feel left out lol but i do think if you dont have a large island it may take up too much space my island is 6x10 for reference. I have 2 pocket doors and they are in places I rarely need to close them so I love them but idk about having them places you use all day every day. I love LVT. Low maintenance for kids and pets. Induction stove top in the island (boiled water in less than a minute) and double oven on the wall.

We did a custom build too! 1. No to pocket doors. How would you clean them? Like the floor I feel like it would be a pain! 2. We have LVP and we don’t have any issues and are happy with that choice. We have kids but no inside pets. Our floor did get scratched in one area but you can’t tell with the color we choose. We have tile in our bathrooms and would recommend looking into grout sealing because we should of done that 🙃 3. We have a prep sink in the island but also have it on the back wall facing the backyard! We love having two because we do lots of cooking, baking, and hosting. Having two sinks has came in handy so many times while both me and my husband are in the kitchen at the same time.

No pocket doors. They are just trouble unless you spend the money for really good hardware. You will regret a sink in the island. It should be under a window. We have wood looking tile right now. ❤️it. We also have LVP in our last home. I would do either again. Just be sure you buy high quality LVP.

Read into them bc I’m stuck on the floors too! One of them lifts if you get water on it from time to time. I requested NO SINK on the island, and have it facing the backyard 😁

My mom has pocket doors and I think they’re so awkward so we didn’t do any. I’d personally do tile over LVP. We did all white oak flooring but the bathrooms and mudrooms are tile, we know so many builders personally and none of them use LVP for anything. I knew I wanted a big window over my sink, also we host a lot so having a big island without a cluttered sink when guests are over to set up food and such was a must for me!

If you’re in a very cold area that freezes in the winter, you are much better off with the sink in the island. Pipes freeze so easy on an outer wall, even with decent insulation. You might only need to worry about it a couple days of the year, but it can cost a ton to fix if they burst.

We are doing pocket doors in the master bedroom to bathroom. And pocket door the the separate toilet . Half swing doors to the closet. And we are doing the swing doors for laundry room and pantry

I did pocket doors anywhere we normally keep the door open, laundry room, pantry, closets, so happy with my pocket doors. We did whole hole tile and are very happy with it so far! We did not do it in our island we kept our island completely empty.

We just finalized our floor plan to build. I currently have a sink in the island and I hate it. So I did a sink looking to my backyard and left the island open so when we have parties we can have all the food on the island! Congrats on your build!!🩷

1) I’ve had pocket doors in my 3 custom homes. Love them in bathrooms or areas where an open door is in the way. NEVER had any maintenance on them. 2) Tile all day everyday. Lvp is plastic. Tile virtually indestructible. Get a good automatic mop or floor scrubber. Had tile in entire first floor of last house. Never a worry and didn’t have to baby them. 3) No sink in the island. You’ll have dishes, water splashes and stuff around the sink. Last two homes I have huge islands and I love decorating them, I lay out all my gifts and roll out paper and wrap gifts on it, set up gorgeous buffets all around the island with decor. A sink ruins all of that.

No pocket doors, tile in bathrooms/laundry and LVP throughout the rest of the home and sink in island. We have a 10 x 12’ island and we love being able to talk with everyone during clean up.

We wanted to do tile but after talking with our builder, we decided against. The labor was double the cost. Having to keep grout clean through the whole house sounds like a nightmare.. not to mention cold and hard! If you decide to go with LVP just make sure it is THICK and durable and be sure to lay a vapor barrier under them. We had LVP floors and had to replace them after 3 years. They started peeling EVERYWHERE.

I love my pocket doors I have word floors loss of upkeep I didn't have a option but my sink is in the island I wish it wasn't but they had already cut the counter and it was to expensive to redo

We are currently building also. i did not go with pocket doors because I know people who uave or have had them and the locking mechanism breaks easily. I avoided because of the upkeep. Plus pocket doors are more expensive (just for them to mess up). I have not had lvp, but i can say that is what i would choose between the two. We currently have quite a bit of tile and i absolutely hate grout. I am building a completely grout free house. That is upkeep i don't want. I'm actially doing polished concrete floors so there will be almost no upkeep. I currently have a sink in my island. I like it, but am putting it in front od the window in the new house. just remember that in the island it will take up space you may need for large projects such as food prep or arts/crafts. Also, everything around the island can get wet. I am excited to have the uninterrupted island space in the new build. It is really a preference. if you have a pretty view out of the kitchen window that is something to consider! Good luck!!
