I stayed the entire month of July 2026, it’s definitely not empty. Certain days at night almost the town is active. Not saying it’s completely recovered from its low level of tourism, but there is plenty of places and things to do in Tulum. Prices on housing are definitely better compared to years before and prices for food vary by location, obviously there is more expensive restaurants/housing compared to other parts of town.

We live there for a month and a half as we travelled to Mexico with my kids the backpacked everywhere we have a picture. My kids have a picture in front of that sign. Follow your dream.
