I will be replacing my concrete tile roof for an asphalt shingle roof for all the issues she described. Not only does the underlayment cost 25k to replace every 25 years, but it’s also difficult trying to find a roofer who is competent enough to service your roof without breaking tiles.

If it’s built correctly you don’t need a membrane. Sometimes membrane is placed cause of a lack of expertise on doing clay tile. Same with slate roofs

My house built in 1925 still has the those tiles but I was told that under the tiles is a lead-coated copper or sheet lead. Is that different system than what you explained?

As a former Fumigator, walking across tiles with 100lbs + tarps , I’m responsible for breaking many tiles OOOPS 🥺 oh yeah beside Birds , Rats gain roof access under them.
