thank you!
another question 😅
if my grandma wants to make sure I have her primary residence after she passes away, is a lady bird deed the best option so she can still keep homestead tax benefits but we avoid probate?

Just sold one where the dad died intestate and kids had to go through probate before it could sell. Was weeks away from a bank auction by the time we closed. Very scary

What is the real estate that was left to a friend which is me and at the time of his death he had no spouse or minor children. It was his Homestead when he died. He had no debts prior and he had $30,000 in cash in his bank account to pay any expenses that were around before he passed away, but the personal representative didn’t do the transfer immediately he kept the condo in the estate’s name fighting litigation of assets that were given to me that was a completed gift and now wants to get paid for that of over $100,000 that had nothing to do with preservation maintenance or anything of the house that I lived in now for six years, paying HOA taxes, etc. he wants to sell it for his fees because he says it’s a state property I was told by some attorneys, it was his Homestead specifically given to me with no debts it transferred to me at death. I need to know.

I had a listing where this happened. Delayed closing by a little over 2 months. Buyers’ agent was desperate to let buyers move in pre closing, but heirs couldn’t sign anything even if they wanted to.

My husband and I have a trust, but we have not put our house in it. We did the trust in 2018. Can we move our property into it? We just have a house in both of our names.
