An agent must disclose material facts, so if the property has flooded due to a natural event eg. A storm in the past 5 years then the agent must disclose it. The vendor also signs off on this too. But if it is in a flood zone but the property has never flooded then no they don’t need to disclose it and the agent may not know. Buying any property costs money, strata report, conveyancer, building and pest reports etc. You must always rely on your due diligence. You could inv at money and then another buyer buys it because they are willing to pay more than you. That’s all part of the process, that’s not the agents fault.

My brother and sister in law just used a buyers agent recently to help them buy a place on a NB! It obviously was expensive but they did such a great job and have a lawyer and inspector on their team that does all this for you.
