Here's how the math actually works: Save $80,000 for a 20% down payment before you even look at a monthly number. On a 15-year fixed at 6%, principal and interest alone is about $2,700/month. Add property taxes and insurance and the real total lands around $3,200/month, before any HOA fees. To keep that at 25% of your take-home pay, you need to bring home $10,800/month, which is $130,000/year, just to cover principal and interest. The bank will approve you for a lot more than that. Don't let their number replace your plan. Stick to 25% and you'll have breathing room for everything else. @rachelcruze

With taxes + ins included that $3,200 payment and using 25% of net take home pay, you would need $12,800 monthly NET income or roughly $220k yearly gross income. Kinda nuts when $400k is a starter home in many major cities.

400K in today’s world is basically a “starter home”. Only people in the top 2% make 150K+ per year. Let alone that and have 80K+ saved up. 15 year mortgages are UNREALISTIC for the average American family.
