A client sent me a stock floor plan they were considering before purchasing the full plan set. I reviewed it in two hours and delivered a complete list of problems and solutions. Three hours total. $900. They did not buy that plan. Here is what I found. A front porch only two strides deep — not enough room for a rocking chair and a conversation. Thirty-two inches from the front door to the dining table. A great room where the TV has exactly one place to go and it is not a good one. A dining room that seats six, not eight. A kitchen with a beautiful window that lets in no light because the covered porch blocks it — and nowhere logical to store dishes. Three bedrooms with closets that give you 19 inches to get past your own clothes. A Jack and Jill bath with pocket doors next to a tub. A primary bath where you walk in and fall into the tub. And 12-foot ceilings in a 12-foot wide kitchen that Buffalo Bill himself would find oppressive. This is a real plan being sold right now to real people building real homes. Every single one of these problems could have been fixed on paper before a single nail was driven. It is a piece of cake to move a bathroom on a drawing.
