A general home inspection is broad, but buyers may also choose a roof inspection, sewer scope, radon test, mold inspection or bring in a specialist if the general inspector identifies concerns with electrical, plumbing, HVAC or something else. The important part is the inspection provisions and deadlines in your contract. Know what the buyer is allowed to inspect, how long they have, and what happens when they request repairs. I just had the home inspections done on my house that I am selling, the buyers agent left the buyers, their parents and the inspector alone in my house. I came home to a 6 inch hole in my basement wall, the house is vacant and has cameras in the outside no one was there.. Now no one is responding to my question about what happened. Any advice?

As a seller I don’t mind home inspections at all. It’s the asking for EVERY SINGLE SMALL THING. That drives me over the edge. 1 screw missing from the 50c outlet cover? Really ? It’s enough to make a person drink sometimes

If I were a buyer, I’d walk away. I just had to go through putting in a new drain field and replacing our roof. I’d definitely be getting a roof and septic inspection before buying. Those are some pricey problems to have.

Where I live the municipalities have required a sewer scope. My buyer waived inspections, but we still had to do the sewer. Of course they find a crack every single time...

How about if a seller will not respond to the buyers inspection report results? And our agent keeps sticking up for them and giving us no response. She’s doing some verbal but nothing in writing.

Our buyers only did a general home inspection and they asked for nothing to be fixed. Nothing really needed to be fixed. They already knew that we weren’t gonna paint or anything before they moved in and she was fine with that because she wanted to do her own colors, but my house was in excellent condition though they asked for nothing
