@melissadorman: I put $60,000 down on a triplex and the IRS sent me back $65,000. 🤯 That's $5,000 more than I put in. Here's the homework: the IRS knows a building wears out, so every year you own a rental they let you write off a piece of it, normally spread over 27.5 years. But the whole building doesn't wear out at the same speed. Carpet, 5 years. Appliances, 7. Parking lots, 15. A cost segregation puts every piece on its own clock, and anything 20 years or less can be written off in year one. On a $1.2M triplex that was over $230,000. The catch: somebody in the household has to qualify as a real estate professional. 750 hours a year, 15 a week. This isn't illegal and it isn't a loophole. It's section 469, written by Congress.
