$200k, i’d put down $40k to beat pmi. Pull out taxes $300/insurance$200/mortgage $950 and expenses $200. $1650 carrying costs. You net about $350/month. That put you about 10% ROI, plus appreciation on the back end AND the tax advantages. Not a ‘homerun’ investment…but singles and doubles win baseball games.

The internet has made buyers and sellers more knowledgeable about values. No sane seller is going to part with a single family property at a 12% cap rate. I agree that there are no deals on the MLS, but assuming you are correct, please provide some specific examples from your portfolio, including the addresses, so we can verify. And just to keep it relevant, please limit it to properties you've purchased in the last 5 years. And just so we're all on the same page, purchase price equals what you paid PLUS what you had to spend to repair and update before you rented it out - not just the purchase price.
