@alishacollinsrealestate: Sometimes people blame the real estate agent for a decision that wasn’t actually the agent’s decision. My seller had a buyer under contract who requested roughly $20,000–$25,000 in repairs after inspections. While we were working through that, the seller received a full-price, cash, as-is backup offer. He chose the backup offer rather than agreeing to the first buyer’s repair request. I advised him, explained the options and even encouraged him to submit the roof to insurance—but ultimately, I work for my seller. I don’t make the decision for him. Someone suggested I instigated the situation, and I’ll admit, that bothered me. After 22 years, comments can still get to me sometimes. This was actually a situation I felt horrible about, even though I followed my seller’s lawful instructions. It’s nothing personal. At the end of the day, this is a huge investment, from both sides. Our job is to protect the general public, but also to represent our clients to the best of their possible options. Also, we DO talk out of both sides of our mouths, because we wear to very different hats when representing a buyer vs a seller.

Sounds like the first contract was still being negotiated, and they were given the option to take it as is. I wouldn’t feel bad at all. They made their choice. Of course seller wants the best deal. Who would expect them not to? 🤷🏻♀️

as a seller i would have done the same, that's just how this goes, and all parties should be intelligent enough to know we all have to make the decision that is our best option financially. if I was the buyer, of course I would be disappointed, but that's how this goes. i wouldn't be mad at the seller !!
