There’s definitely something off with that house. I’m in MD, and there’s probably only one area that would have supported a 400k+ townhome back in 2004. And today, the land alone in that area would be a million plus. New townhomes in most of the populated areas of the state are probably in 400-600k base now.

It was probably not kept up and had a lot of issues, and sold it as is. I live in MD, bought in 2023 the market started going down after we purchased.
