@lasbca: LASBCA Urges Compliance With Building Setback Requirements The Lagos State Building Control Agency (LASBCA) has urged property owners and developers across the State to comply with applicable building setback requirements, stressing that adherence is essential for safe and orderly development. The Ag. General Manager of LASBCA, Bldr. Gbaye Florence, explained that setbacks provide necessary space around buildings for ventilation, natural lighting, accessibility, drainage, maintenance and safety. She stated that, for general guidance, residential developments on a full plot may require a 6-metre front setback, 3 metres on both sides and 3 metres at the rear, while a residential development on a half plot may require 6 metres at the front, 1.5 metres on one side, 3 metres on the other side and 3 metres at the rear. For commercial developments of two to three floors, she noted that the general requirement may be 9 metres at the front, 3 metres on both sides and 3 metres at the rear. However, Bldr. Gbaye clarified that these figures are not universal, as the applicable setbacks may vary depending on the location, area, planning scheme, approved layout, approval order and other applicable planning conditions or regulations. She therefore advised developers to confirm the specific setback requirements applicable to their properties before commencing construction and to avoid relying on assumptions or unqualified advice. The Ag. General Manager stressed that conformity with setbacks should begin from the early stage of development, noting that early compliance would help property owners avoid costly corrections and possible enforcement actions. Gbaye urged Lagosians to work with registered professionals and cooperate with building control officials, stressing that compliance with setback requirements is an important part of protecting lives, property and the orderly development of communities across Lagos State.
