@mannyawasom: I love Excel. I spend more time in underwriting models than I’d like to admit. 😂 But eventually, you have to get out from behind the spreadsheet and walk the property. A rent roll won’t show you how the community actually feels. A T12 won’t show you deferred maintenance. The OM won’t tell you whether the “renovated units” actually justify the rent premium you’re underwriting. And no spreadsheet can replace seeing the asset, touring the comps, talking to property management, and understanding the surrounding neighborhood yourself. The numbers tell you whether a deal deserves a closer look. Due diligence helps determine whether the story behind those numbers is real. Never buy the spreadsheet.
