1st If they died the property is part of their estate going to their heir.
2nd If they went bankrupt the property belongs to whomever owns the debt.
3rd You don't "Know" their paying 3K a month, that's information in the lease between company and original owner.
4th the lease is between the telecom company and the original owner. It doesn't transfer, you have to negotiate your own lease agreement.
5th The tax sale isn't $1000.00 it's whatever the outstanding balance of back taxes are minimum. If anyone bids against you it can skyrocket quick.
And 6th You don't own the deed with one purchase of delinquent taxes. Most states you need to buy 2 tax liens, sometimes 3. Then you have to go to court for a ruling that you are now the legal owner. Without paperwork showing you are the legal owner nothing happens.
And if a multimillion dollar business sees ONE lease payment returned (bank accounts get closed after death) They will find the legal heir to start a new lease, or they will be at the auction and outbid anyone so they own the property.
