Make sure you keep a good £10k as emergency pot. You never know whether boiler will break down or there could be leaks etc. Make sure bathroom and kitchen are in great condition. You can live with bedroom etc needs work but your daily life is around how easy it is to cook and go toilet. Otherwise Congratulations!!! 🙌 🥳🥳

Lessons learnt: 1, full valuation. 2. Make sure all electrical remediation carried out. 3, any remedial on the back of the property val, don’t complete until you have full proof the works have been carried out with invoices.4. Check when windows were last installed. 5. Check EPC (check it properly!) 6. Boiler - when was it installed. 7. Any tree preservation order? 8. Gas checks ! That’s for starters !

Take a photo of the meters with a newspaper! Don’t go all in on renovation if don’t have the money. Learn to do some DIY or else it will get expensive very quickly. Take photo of paint container (so you can buy the same thing in the future).
