This appraisal came in $20,000 below the contract price, and even the buyer was willing to support a reconsideration because they wanted the house and believed the comparable sales supported the price. The appraiser didn’t change the value, so ultimately the seller accepted $20,000 less because this buyer wasn’t asking for repairs or seller-paid concessions. Sometimes you have to look at the ENTIRE deal, not just one number. One correction I’d make before posting: I wouldn’t say a home in a 100-year floodplain doesn’t require flood insurance. FEMA says the 100-year floodplain is the 1%-annual-chance floodplain, and properties in a Special Flood Hazard Area with certain federally backed or regulated mortgages generally do require flood insurance. I’d simply say you were surprised by the $40,000 appraisal adjustment and leave the insurance statement out. Sellers, has your appraisal ever come in low? As someone on a bank board, the appraiser is representing the bank, not the buyer or seller. The risk is the banks.

It’s always the buyer who thinks it’s too low because that’s the person who has to make up the difference on the loan balance the bank isn’t willing to cover.

Appraisals are a complete joke. We are in a hot market, offered full coverage. Appraisal came in 100k low, next one came in 116k higher than the first and 16k over our price. Just switch lenders and only use lenders who use local appraisers

In Pennsylvania you will need flood insurance in a 100 year flood plane. You have a 1% chance of a flood each year but.

In MD we had 2 100 year floods within a month or two of each other and a crap ton of homes flooded. I’m pretty sure in many east coast states you’d still need to have the flood insurance if it falls within the maps.

I had a buyer under contract on a house that had just been renovated. Two other houses literally on the same block had just sold for the exact same price. And this Appraiser took $20,000 off because it was three or four blocks from an apartment complex. So it ended up blowing it up. That was wild.

I had an appraisal scheduled while 9 months pregnant and doing a home birth while buying the house I lived in, the guy asked to reschedule bcus he over booked his day, I told him I was already on a tight schedule and I needed it done. he came out and gave an appraisal 20k under the price we agreed to pay (which was a steal btw bcus i knew the owner) and so the bank sent out another agent the next day and he appraised it 50k over our agreed price. people are lame sometimes

If the structure is in a zone A or V flood zone, flood insurance is required for a federally backed mortgage. Banks follow the federal rules.

Be careful buying in a 100 year floodplain. With climate change and I realize conservatives don’t believe in it, but we are seeing more and more 100 year events closer and closer together. The Texas flooding that killed all those girls was a 1000 year event and it just happened again one year later.
