I just bought a Lakehouse in AL they started at 755k I started at 650k they went down 3 times and went up 4 times over 72 hrs and we signed off at 690k was on market like 200 days was 2nd home for both of us they bought at 650k used it a few times over a few yrs and we both won imo

Got tired AF of sellers playing games. Lost two homes but we're made to wait until 11pm on both houses we lost. We offered full list, no contingencies, but gave them 3hrs to reply or we were moving on to another home we liked that was also just listed. They used EVERY damn second if that 3hrs and then on the expiration hour exactly, the sellers agent called our agent and spent 10min talking. It's disrespectful. Either take my offer or say you're waiting for something better.

I don't work in real estate but "counter like you want to sell this house" is such a solid piece of advice for every profession.

We got an offer at 10:45 at night it expired before we woke up the next morning not enough time. It was the buyers agent’s fault because they made so many mistakes on writing the offer. Luckily it wasn’t an offer we would have accepted but twice we got offers with so many mistakes. Not sure if the buyers agent’s were new or what.
