While we were dealing with that, my seller received an as-is backup offer and chose that option instead of negotiating all those repairs. I advised my seller and explained the options, but ultimately, buyers and sellers make the decisions—not the agents. My job is to represent my client and carry out their lawful instructions, even when I don’t love how the situation feels. I’m confused. You’re sad for the first buyers? You were working for the seller, right? They got the best deal. I want my agent working in my best interest. Not trying to “organize” me into a worse deal. This is a genuine question.

Just got told yesterday (2 weeks from closing) we no longer qualify for our loan type with FHA because they changed their requirements for Indiana. So we're left with trying to come up with more money for closing costs OR we get tacked with a lien payment added to our mortgage.

I think she’s saying she feels bad going back to the first Agent to tell her that instead of negotiating the repairs her Seller is probably going to accept the other offer. Which is pretty upsetting for Agent number one and their buyers. When you’re in the business, you try to treat people fairly as often as possible and when something like this happens, you obviously have to do what your Seller wants to do, but it’s obviously going to be upsetting for the other agent and their buyer.

We are selling our house next Spring but I am having my own inspection before I list it so hopefully I won't have to fight that I also need a roof but will price accordingly!!
