One huge missed element of this is our ridiculously powerful agricultural lobby. We are the largest cattle exporter globally, but we're tiny. It adds almost nothing to GDP, but takes a HUGE percentage of the already scarce land, and we're literally left in with the shit (nitrogen, which blocks house building). This, in combination with what you've touched on and the conscious deregulation of the last decades, leaves the housing market stuck. People want to move, they just can't.

Great explanation, coming from someone who has written about the Dutch housing market in a professional capacity. Only three corrections; usually landlords ask for 3x the rent in gross income, not net income. The current average rent statistic is measured as *new* contract rents, not measured as what the average renter pays. And your rent burden figure cites private landlord renters, which is only about 25% of the rental market. The rest is social housing, which is much cheaper. The high burden is mostly borne by younger, recently moved tenants.

But of course you realise that this black hole you are talking about is a premise..., as in an assumed fact. The meaning of it, is that the earth is limited, and so "owning" a piece of land, is fundamental. Rousseau said everything about this.... I spend 4 y of my life I. Amsterdam and the problem is the population density! The Netherlands has 2-3 times the population of Bulgaria and Bulgaria is triple in size and all of it perfect land

Thanks again - loving this. Although İ voted Portugal, you might want to consider Singapore. Like The Netherlands, 20% of its land is reclaimed (from the sea). But unlike The Netherlands, about 80% of its population lives in flats built by the government on a 99-year lease. This is called Housing Development Board (or HDB) flats. The longer you stay, the less number of years are left ın the lease. This means your flat is a depreciating asset. Yet, such flats (eg. with 60-year lease left) can fetch more (in the open market) than it was originally bought for 30 years ago for a whole hosts of reasons (eg. İnflation, repkacement cost, land becoming scarcer…etc). I wonder what is your take of the Rentier Effect in Singapore. Thanks🙏

we can fix in nl the issue by addressing the nimble problem, capping second income lending and increasing tax for second house investments properties. this will if done gradually, decrease the housing prices and increase elasticity

There is a tax when you buy though. Admittedly, this tax is very low and you are again exempt up to a threshold on your first buy, but there is a tax called “overdrachtsbelasting”. This is higher for investors and lower for personal use.

So nice to see my country featured with you, as a homeowner myself I can't complain to much about the price increase. But I've seen the other side aswel, my parents couldn't sell there home around 2010, it just sat on the market for 3yrs or so.. Ppl seem to have forgotten that a market, any market doesn't only go up.. Great piece by you as always, thanks for your insight..
