@mkwextensionspecialist: £60k for a kitchen extension including VAT? 🤔 We get told all the time, “I know someone who can do it cheaper.” But here’s the question nobody asks… How many building companies go bust every year? How many homeowners are left with unfinished projects? How many “cheap” quotes end up costing far more once the build starts? In 2026, delivering a properly managed kitchen extension for £60k including VAT simply isn’t realistic for many projects once you account for labour, materials, structural work, trades, overheads and the cost of actually running a legitimate building company. We’re not interested in being the cheapest quote. We’re interested in pricing the job properly, being transparent about what it costs and being there to finish what we start. Cheap at the start doesn’t always mean cheap at the end. Follow MKW Builders for real costs, real projects and an honest look at what it takes to build an extension.

I had a client tell me they had a quote of 50k for a double storey extension finished and I laughed and said I can’t even cover the materials for that

probably because a lot of them fold, screw over their customers, and then start up again under a different name

Wow that’s unbelievable. I can’t believe that money goes out of business per year. I thought it was made up and I just checked it online and it’s actually true. Actually on this year is actually higher on that number crazy.

I saved £5k on my extension on facing bricks alone by shopping around and not just going with what all the local merchants wanted to charge (had to wait an extra week for delivery but I was buying ahead of time anyway), timber ordered online and was drop shipped by a good local builders merchant that would have charged me 3x more for the same material (they tried to get me to order direct but wouldn't give me the same low price), steel is another thing that seems to vary massively in price; this is why I have provided materials on my own extension, I can spend time getting the best deals, I do feel that with many builders they neglect this side of the project management, although I have had some that are exceptional at it tbh.

Yeah, it’s probably a fraction of that, the majority of the ones that “closedown” are questionable. Hence they want to pass laws to the builders.

25 percent? I really doubt that. But you’re right, the biggest problem is customers choosing unrealistically cheap quotes then crying when the builder disappears,
