Replying to @Swordf1shy Please stop blindly signing real estate contracts. What’s the point of a contract if the seller isn’t going to abide by it? Most of the time, I think sellers DO abide by their contracts. But here’s a huge part of making that happen: The agent needs to actually explain what the seller is signing. Far too often, I hear buyers and sellers say their agent sent them a DocuSign with basically: “Hey, sign this.” That’s it. No phone call. No walking through the terms. Sometimes not even a conversation explaining what document just landed in their email. Y’all, these are LEGAL DOCUMENTS. I just listed a house and walked the seller through the entire listing agreement. They told me their previous agent had simply sent theirs over and told them to sign it. That makes me crazy. And I have a story that perfectly explains why. Years ago, I wrote an offer for a buyer on a house that hadn’t even hit the market yet. We offered $15,000 BELOW list price. I sent it to the listing agent. She thought it was a full-price offer. She told her sellers they had a full-price offer. Then she sent them the contract. They signed it. She sent the executed contract back to me. And only AFTERWARD did somebody realize the purchase price was actually $15,000 below list. How does that happen? Because apparently nobody stopped and actually READ THE DAMN CONTRACT. I don’t care if this is the first house you’ve ever sold or the fifteenth. Your agent should walk you through the important terms before you sign. And YOU should read them too. What’s the purchase price? What’s the closing date? Are there closing costs? What stays with the house? What are the inspection terms? Are there contingencies? What exactly are you agreeing to? Because agents are human. We can make mistakes too. And I’d much rather have my client say, “Wait, Alisha, that’s not what we talked about,” BEFORE they sign than discover it after we have an executed contract.
