my "starter" home is $75,000 lol. 4 bedrooms, a den, a huge living room, kitchen, bathroom, large laundry room, front greeting area, huge back yard and only 5 mins walk to main Street or a hospital, 15 min walk to a College, and more... so yeah

Starter homes where I am are quite literally 600-700k. If you want something less then that, you cant even buy an apartment for less then 300-400k.

Im in small, rural town in the Midwest. 150k in my town is one bath, one bed. no garage, no yard, a shared driveway with one spot. In fact, I think it used to be the garage to the house next door. That price came after months on the market - it started at 185k

If it helps we bought ours last year at 160k, brick and mortar, 4/2, in an older neighborhood but with great neighbors, no HOA, recently renovated, and not in a shitty part of town. The average price of a home in our city is around 400k tho so it did take us almost a year of looking to find it tho, so patience may just be key.

Remember a realtor makes commission. Higher price, more in their pocket. We put our house on the market for $320k because we needed to sale quick and we caught several realtors on our doorbell camera telling their clients they were approved for $400k so they should like at more expensive houses.
