The lotteries they’re winning are the overpriced high income ones at like 160% AMI. Native NYers aint making that and for those of us that are, we aint dumb enough to pay those prices.

The same is applying to jobs. Many jobs are giving job offers to non-new yorker or recent college grad as a way to save money. I work in the behavioral health industry I have 9 years of experience jobs don't want to meet my salary requirement but are okay with offering a non-new yorker 60k, 65k with benefit. They may think it's a win, because they are thinking of prices from their hometown but it's crappy for NYC cost of living.

Even worse is the existing one million rent stabilized homes, they are open to anyone of any income. So it’s college grads from wealthy suburbs moving into Brooklyn rent stabilized homes. (Look at fort Greene). People in existing rent stabilized homes have second homes outside the city, And the rents are less than on housing connect. Personally I don’t think any high earner should be in rent stabilized homes. Lots of single moms get tossed into poverty when someone from the suburbs takes a low rent home away from them

I have lived in a housing connect apartment in the Bronx for almost 6 years now. there are no transplants here. the transplants are getting the apartments New Yorkers can't afford. mind you I'm paying 2200. the people in $3000+ apartments have vouchers or aren't from Nyc.

As someone that works in luxury property management… the reason why high end new developments are being constructed more than affordable is because NYC realtors want these transplants that can afford them. The majority of the new move in in my buildings are people from out of state.

Most Transplants are not using housing connect. They use Facebook marketplace, brokers, etc etc. I moved here and didn’t even bother housing connect. The requirements are insane even for the average corporate employee. Most the building are EMPTY

transplant here, I moved to NYC from California I was paying for 3k for what I got here for 2.3k housing lottery plus didn't need my car because transportation is readily available. In some cases some might be saving a few dollars just based off dynamics of NYC.
