@christinanguyenrealtor: A major change is coming for Bay Area homeowners. Under the current rule, newly manufactured residential water heaters installed beginning in 2027 must meet a zero NOx emissions standard. Right now, electric heat pump water heaters are the primary option that meets that requirement. This does not mean you must replace a working gas water heater. But when yours eventually fails, the replacement could involve more than simply switching out the appliance. Some homes may need additional space, electrical work, or a panel upgrade. The Bay Area Air District is now considering delaying the start until 2028 and creating exemptions for certain homeowners and properties. Nothing has been finalized yet. This is really messed up for elderly or fixed income. Imagine your water heater breaks and you need to spend $10k to upsize your electric service and install the new water heater, instead of just replacing like for like for $2k

Heat pump water heaters are cheaper to un in the Bay Area and won’t attract rats. Gas waters heaters are gross cause literally if you get rats expect them to make your gas water heater they’re home
