A seller hates to see me coming! I’ve pulled every stat, what they paid, potential investment into it, why we came in at that price, etc. Unless my clients tell me they “love it and can’t live without it” I’m going to town on the sellers in this market. In this market, my buyers are going to get the deal they deserve with these rates and prices they are paying now.

We put in an offer for a home that was listed for over 200+ days, was nice but not our dream home. The seller countered, that same day we had a home that was damn near our dream home list. We walked away from the first and quickly pounced on the other. There are more homes for sale than buyers right now. It is not 2021-2023.

Unfortunately you came in too fast for the sellers. They weren’t ready to sell, their house was “worth more than your offer”.. however the first offer is often the best in so many situations.

We had one agent pressure us to make a decision that ultimately was so bad for us. our next agent - she did the same thing as you, we got an offer and felt off and she said "I don't feel good about this, do not accept this offer." 20 min later we got another offer and EVERYONE felt good about it. Always trust your gut!!

listing agents think they got you by the balls. the market has changed. Coach your seller clients, and make sure they know the market before listing, otherwise you're wasting everyone's time. Your house you bought for 1.3M a few years ago isn't worth that much anymore. get with the program

Great that your advisory role worked for your buyers. You were doing your fiduciary duty and the seller's agent was working on the best interest for his client. Calling others losers is unnecessary and unprofessional.

agree - I did not know where this was going when it started, but I’m glad where it ended. That’s how you’re supposed to do your job. I wish more real estate agents would do that more often because I have to clean up the mess when I have to sell some house that nobody should’ve ever bought.

Advisor = great sales person too. This is 100% a sales job and if agents think it’s not - they aren’t good at their jobs. You knowing the market and how the agent is being also = a great sales person! Sales people get a bad rap …you are 100% a great sales person. I’ve been or was highly trained in Sales before becoming a realtor and the best do more than a transaction. We take care of our people and know our shit! Good luck on your year!!! I wish sales person did NOT have such. Bad name. And a realtor trying to sell every house has no business being in this business. Shame on them.
