@lizbrownrealtordaily: If you’re selling your house, don’t make the next owner guess what you did to it. Leave the records. Roof replaced? Leave the receipt and warranty. New HVAC? Leave the paperwork. Windows replaced? Document it. Septic pumped? Leave the record. Major renovation? Keep the invoices, permits, dates and contractor information. You can put everything in a folder on the kitchen counter OR create a digital folder that can be passed along. This isn’t just a nice thing to do for the buyer. It can also help document the history and improvements of the property when it’s time to sell. And this is about to matter even more. On November 2, 2026, UAD 3.6 becomes mandatory for new appraisal reports submitted to Fannie Mae and Freddie Mac. The new appraisal system is much more data driven and captures property information in a more structured way. Translation for homeowners: start keeping better records on your house. Receipts. That’s exactly how we organized every detail of the home we just sold, including the appliance books!! We had folders for the roof, well, exterior paint, water heater, garage door, HVAC, generator information, patio/lanai, all the upgrades…it was an easy way to show the buyer exactly what was done and what companies they could contact in the future!

My seller left me enough dog hair to fill a five gallon bucket, ONE key to the whole house (8 locks to doors and only one key) non operational garage door opener, filthy kitchen appliances and urine and feces stuck to the toilet seats. So yea… folder would have been a god send 😢

That is what we just did last month. I sent a 4 page document with details of everything.. links to manuals, instructions to take over stuff.. also every key and remote. Gift basket, bagels, wine and we cleaned. Every house we have brought has been 1 key, no documents and took 3 days to clean.
