I can't tell what you are trying to say and I'm a GC. We do cost plus on customs because usually the extra costs are from customer changes and delays. Prefer specs so we can just price them without the headache of someone constantly changing things. If someone wants a set price we can do it but it ends up being a ton of allowances and they seem to always go over because they pick the most expensive options even if it is a bad decision

hire a contractor and his job is to get bids and ensure the work is proper. any cost overruns by bid are the contractors problem it is why i just paid mine 75k to do that exact job.
