I don’t. I usually lower the rent, and especially lower it during the holidays. I learn from my father that these are people who need to save money in the hopes to buy their own property. Renting should be a stepping stone, not a locked door.

My opinion: If you get a good reliable tenant. You should keep their rent the same and make improvements to the property each year to lower your income tax bill, while keeping your property in good condition and your tenant happy. 🫠Tenant turnover is the worst case scenario.

As a landlord who rented out our house for 10 years, we raised the rent once our twice during that time, and it was only $25 each time. We weren't trying to be greedy, we just made sure the expenses were covered. This was why we only had three tenants over those 10 years, and they all took good care of our home because we weren't trying to gouge them.
