Sellers must be forced through economic conditions to drop prices enough to facilitate a crash & US homeowners are in a stronger financial position in their homes than at any point in history. 40% of US homes are paid off. Out of those that still have a mortgage their avg equity is 302k, most of which is tapable equity & many are in record low rates. Many are also sitting on 70% market gains in the last 5yrs in their 401k's. These ppl have so many lifelines.
