help me understand this one thing because I feel like youre not comparing apples to apples. in the 30 year mortgage what is you monthly payment? in the heloc what is your monthly payment. Then my next question is what if you paid the same amount into the mortgage with the added money going straight to the principal that you would have paid into the heloc.?

This is a cash forward simulation. To be apples to apples you would have to use the same additional cash flow against the principal on a traditional mortgage. You’ll see the math (payoff time) isn’t that far apart.

To pay off $450k in 5.2 years at 0% interest, that is $7,211.54/month. That is just principal, no interest and does not count taxes and insurance. If someone is that disciplined and has that much disposable income, just save for 5 years and pay cash 🙂
