I’m finishing buying a house right now without a realtor. It was exhausting BUT I was able to do it on my own. Using Claude to write all contracts and addendums. Possible but difficult. Saved myself 30k

Using Ai to sell your house is about as reliable as a Zestimate is to predicting your actual home value. There are simply too many variables to rely on it, regardless of how advanced it becomes.

AI will greatly diminish the value of agents. Soon, AI will read/fill out contracts, analyze the comps, review reports, coordinate, etc… Gone are the days of 2.5-3% commissions

As someone who works with a ton of Realtors & homebuyers. Imagining a first time home buyer solely using Ai to manage a real estate transaction makes me sick to my stomach. Ai is super useful, but it also scrapes the internet for responses and the adage of “don’t trust everything you see on the internet” couldn’t be more true. There is so much misinformation that clients spew as a result of online research.

AI can not do comps correctly where I live. It cannot see what’s around the property, does not know all the details about an area that I know from living in the area! Is does not know what custom builder to work with vs avoid, does not know traffic, school issues, where the farmland that is now a neighborhood used to always flood before a developer made it a neighborhood- I could keep going….. Also RE and property laws are specific per state - would never use ChatGPT to write a contract.

I ‘m selling a house right now where major land issues came up. AI doesn’t survey or negotiate with neighbors, we do though. Maybe in the future it will but you run in to things that will bankrupt you. We are there so they don’t, you can believe that or not.

lol, nuance is just unspoken or subtle context and AI will most definitely get that down, because there are key indicators that they'll be able to set in order to pick up on the nuance and act accordingly
