Having a good team can make the process delightful. Solicitors: ARE massive I can’t help stress it enough they can literally make or break your property purchase. Crucial to find a good one. Mortgage Brokers: again you need to find a good one if you don’t you might not be able to find a mortgage for a specific property, every property is different and has different “terms” that come with them, not every lender WILL offer you a mortgage. That’s not because they don’t like you or think you can’t afford it BUT based on the property… Every lender looks at properties differently 👀 so you might love a property, get accepted for a mortgage.the lender goes out, and says they don’t like it and don’t offer you a mortgage on the property, A good mortgage broker can then find out why and find a lender that WILL accept and grant you an offer. A bad one will just not look or try. It’s the little things that can really make a massive difference.. having a good team is so important. A whole lot of people not understanding the work that goes into it. You think you pay money and the keys are just handed over. Estate agents do f all but you’re entirely wrong about everyone else. It doesn’t help that clients are clueless and demanding.

Ours was a repossession (from a slum landlord, it’s chill) so we had 28 days to exchange. It took 26 weeks, mostly because the sellers (a banks) solicitor did basically nothing ever.
