I never shared this story before, but last year, right before moving to Nagano, I almost bought a traditional old house. It was absolutely gorgeous, in great condition, full of charm, and cost less than $50,000. I was already signing some of the initial papers when the seller notified me that the house was in a debris flow zone, which, after some research, became a hard no for me. But I couldn't let go of that idea. Owning an old traditional Japanese house was something l'd always wanted. So I kept looking. And the more I searched, the more I learned. Turns out, the age of these houses matters even more than I thought. Older ones often don't meet modern earthquake standards. And if you're aiming for a place that feels truly livable-safe, insulated, and not freezing in winter - renovating an akiya can actually cost more than building something new from scratch. Especially if major repairs, core structure and all, are involved. l also learned that some old houses were built using materials like asbestos. Honestly, I had no idea. Akiyas are cheap for a reason, and it's easy to get tempted without fully considering the downsides. It's kind of like buying a vintage car-it has so much charm, but finding one in great condition is hard, and restoration costs can add up quickly depending on the work needed. So instead... I decided to build one.
